Our 40" LED TV and DVD player is available in the family room for common viewing.
Note: Given the heritage nature of our amazing property, our environmental and tranquility focus, Tv's are only available in our Cottage and in the common Family room of the main house.
Our house guests have an amazing private "run of the house feeling" as there are only two rooms accommodating a maximum of 4 adults.

Deposits - all reservations require a non refundable minimum amount of $25 per booking.
Continental Breakfast consists of fresh and compote of stewed fruits, cereals, yoghurt, juices, toast, muffins and home made preserves, tea, coffee.
A traditional cooked breakfast also includes free range eggs, bacon, pan fried mushrooms with basil, or similar seasonal combinations. A modest fee of $25 per coupe applies.
Afternoon tea - Included in your tariff on your arrival day is served to House guests between 3:00pm and 4:30pm only with delights delivered for cottage guests to enjoy.
Complimentary Beechworth biodynamic port, fresh fruit, and chocolates are included, and newspapers on weekends.
Corporate business single person rates do apply during the week i.e. Monday - Thursday , public holidays excepted, depending on availability - please call to discuss your requirements - both include a continental breakfast.Special rates do apply for longer or more frequent stays.Free wireless internet and National Landline telephone calls.
Laundry - $10 per load :wash, dry and fold / $20 per load wash, dry and iron.

Departure by 10:30am - late checkouts are strictly by arrangement and may attract an additional charge.

We reserve the right to vary our tariffs or conditions at any time without notice. "Special" rates or packages MAY NOT be available during busy periods or major events however we would be delighted to discuss your circumstances. Cancellation and damage policy - we will exercise discretion with this arrangement but generally these rules apply:
(1) If your reservation is canceled within 72 hours of arrival a 20% fee will be charged to your credit card on the balance payable if we are unable to re book your room.
(2) Cancellation within 24 hours incurs a 50% fee on the balance payable and if
(3) You don't arrive without explanation, on the day, we reserve the right to debit your credit card with the full amount.
Naturally we understand circumstances change and we will gladly reschedule your visit - all we ask is the courtesy of knowing in advance.
If your reservation is rescheduled the full amount will be deducted on the day of transfer.
Damage to contents will be discussed with you and if necessary costs associated charged to your credit card.
